Here are some of the other painting services Ryan Amato Painting offers for our clients

1) Epoxy Flooring

For your garage, basement, home, exterior surfaces and businesses

Epoxy floors can add safety in a non slip surface, protect your concrete, they are anti microbial , easy to clean and many have unique one of a kind looks.

With most projects starting at $2000 there is a floor for almost any budget.

You can expect to pay for a partial flaked or fully flaked  epoxy floor between $5-$8 a sq ft in most cases

For a solid top quality epoxy floor you should expect to pay between $4-$7 a sq ft

For a one of a kind metallic floor you most likely are starting at $8 a sq foot and going up from there .

All of these are example prices and it varies greatly depending on the amount of patching needed, the existing coating and many other factors. They can be more or less than these example prices

Using top of the line professional epoxies we can deliver a solution that lasts.

These are not your thin epoxy kits from the big box stores that last one year at best.

By offering only the thickest, high quality epoxy you can be assured you will have a floor that you dreamed of

Visit here for more information

2) Kitchen Cabinet Refinishing

If you have looked into replacing your kitchen cabinets or refacing them your aware of the huge expense that comes with that.

With kitchen cabinet painting you can achieve that same amazing , long lasting look for a fraction of the cost of replacing or refacing.

With our touch ups for life on most projects, there is literally no risk.

A professional kitchen cabinet project from us has a minimum of $2500 with your typical kitchen costing between $2500-$6000

It all depends on how many doors and drawers you have, do you want them all done onsite or brought back to our shop?

Pricing will vary greatly depending on the factors mentioned above

Do you have glass fronts, would you like the insides painted and many other factors.

With our team who only does kitchen cabinets you can be assured your receiving a top notch job, not one from a painting company who also paints some kitchen cabinets here and there.

Visit here for more information

3) Epoxy Countertops

Have you looked into how much it costs to replace your exiting countertops with quality materials such as granite or marble?

If you have, we have the perfect less inexpensive option for you

Epoxy can go on almost any surface, whether Formica, wood, concrete, granite, marble , you name it we can coat it.

For a one of a kind look that is food grade safe, high temperature tested and easy to clean look no further.

You can expect to pay for a professional high end epoxy countertop project between $2500-$6000

Again the prices vary greatly depending on the desired look, colors and the amount of preparation needed and size of the project.

But we can assure you it is less than replacing them with top quality materials

Other services we offer

  • Off hours work for facilities
  • Safety coloring of pipes for all commercial and facilities
  • Preservation of steel and concrete surfaces
  • Safety with anti slip surfaces and coatings
  • Office painting, hallway painting, door and trim painting
  • Hoa, Churches, Apartment turnovers
  • We can handle projects from $650 all the way up to well over six figures
  • Power washing of surfaces

4) Turf Painting

Yes it is a "thing"

Many people outside of turf management industries are surprised by the notion of painting their lawns as if painting their home walls.  However, turf colorants have long been used in sports industries, especially golf course management.

When compared with many other lawn care practices, applying green grass paints can be the most efficient, economical and water-conserving way to achieve green grass.

Whether a lawn is relatively healthy or is facing disease or pest challenges, green grass paints provide a way to attain a great looking healthy lawn quickly, inexpensively and without harmful chemicals.

This can be a quick remedy for event preparation, such as an outdoor wedding, BBQ, party or picnic.

It’s also a helpful way to get a quick boost in curb appeal when selling a home or when dealing with challenges such as drought or water restrictions.

Safe for pets and people
Non toxic and organic
Dry in two hours and fully cured in 8
Typically lasts 6-8 weeks
Does not stain

As you can see we offer a lot of services that can help with almost any painting need.

With an expert staff with many years in the painting industry, dedicated project manager and office staff and a trustworthy staff of painters, we have every need taken care of.

We also will match almost any price that is offering the same level of service, same level of insurance and workman's compensation and also offers free touch ups for life on most residential interior and kitchen cabinet projects.

So you call a few companies for painting estimates not knowing what to expect or how much it costs.

After going through the process you never explained what you expect, not knowing each company does their jobs differently with different levels of preparation, different t8 e frames, products etc.

When the jobs starts you are amazed they don’t tape each and every surface for ultra clean lines, or they don’t wash the walls, or clean the outlet covers while they are off, remove light fixtures etc because that’s what you would do.

They don’t use a halogen light to capture every inch of the wall to make it ultra smooth, of course you paid $500 to paint. This room, the painter should be doing the same thing as you right?

As a homeowner you have all the time in the world, no need to make payroll, cover overhead and no need to finish your projects in an efficient and reductive manner while also maintaining a level of quality .
So that bedroom that takes you all weekend$ or a week to paint, takes a pro painter a day to complete.

Of course if you take twice as long to do it you may be able to achieve a better level of quality but consider the amount of time your losing with other things you can be doing.

The amount of time you lose is certainly worth the convenience of using a professional painter , the same as hiring any other trade to complete a project at home, it’s one of convenience, freeing up time and generally getting a better job than you can achieve, but not always.

Remember time costs, trades charge based on time, each hour costs a certain amount , so if you didn’t explain to the painter exactly what your expectations are, and are prepared to pay for them for what that level of quality you want, you should reconsider this or you may have missed expectations which can cause stress, anger and a horrendous experiences or the painter and yourself

Know that someone else may not be able to devote a week or more to one bedroom, most painters
Don't use tape to achieve clean lines, except for certain areas.
Not many people wash the walls, are the walls that dirty?
Spraying is not an option in an occupied home and not always quicker, consider it a tool to get the paint to the surface quicker,it would still need to be rolled.
The amount of covering would make the risk greater than the reward.

What you must consider is the knowledge and experience of the painter your choosing, with that comes years and years of trial and error, using every product imaginable to find the ones that perform the best and hold up over time, yes you may be able to ultimately do it "better" but at what cost?

So You Want An Epoxy Floor For Your Garage

So You Want An Epoxy Floor For Your Garage

You walk out to your garage each morning, stepping on oil, a dirty floor and concrete that is cracked and decide you would like a shiny new epoxy floor installed but have no idea where to start.

Maybe you had a friend or family member had theirs done or you have seen them on YouTube or Facebook and now you want one too.
But how much are they, how long will it last and where do you start?

Where To Begin

Finding a reputable contractor you can trust is your first step, this is not a project for your typical painting contractor so that should not be your first step. A reputable epoxy installer or a painting company who has a dedicated epoxy department is the way to go. Epoxy can be very tricky, no two applications are the same, epoxy is very finiscky with the surrounding temperartures, moisture in the air and also surface temperatures. Only an experienced epoxy installer will know what to do and make adjustments along the way.

Even a slight difference in the normal dew point can drastically change cure times, dry times and recoat times of a floor. Not knowing these and what to do can be disaterous for your garage floor. What could go wrong? The sheen could be blotchy, the color could be off, the epoxy could eventually fail and peel off not to mention the cosmetic issues you can have.

Finding Your Contractor

Finding your contractor won't be an easy one, there are not that many fully trained and experienced companies out there or some only do commercial epoxy floors. Steer clear of a painting company who says sure we also do floors, if they are a painting company they should have a totally seperate crew who only does floors to be assured they are trained on new applications, products and the issues that come along with them to fully get the results you want.

The Right Products

Everyone will look to Google as their go to source of information and see buzz words such as high solid, polyaspartic and more but remember even though a company is using those "type" of products there are many inferior formulations from one epoxy manufacturer to the next. You could be using all the "right" products but they could be cheap brands giving you a much lower quality epoxy floor.

From thinner applications due to poor training of the crews or thinner coating due to low quality products you won;t know this until its too late and you are recoating your garage floor way to soon.
Stick to a professional epoxy floor company that can manage all of this for you.

The Application Process

Most professional epoxy installers will be grinding your floor, this does not mean it needs to be done each and every time but to achieve the proper surface for your concrete and the new epoxy it is usually determined it needs to be diamond grinded. The company should have a full seperate hepa vacuum attached to the grinder sucking up all that nasty concrete dust leaving your home and their workers safe.

Proper set up of the area should be noted, keeping all other areas clean that are not being done is professional and important, it is not easy to get cured epoxy off surfaces it should not be on.

After cleaning all the grease off of the floor with specialized products, the company will most likely be grinding and cleaning once more. After cleaning there are a couple routes a company may go.
If it is determined you don;t have a vapor barrier a liquid (primer) vapor barrier may be used.

If you do have one already they may go direct to the concrete with the epoxy, remember each and every step costs money so any added coat or step will be additional costs to your final bill.

After the epoxy is put down now is the time to add flakes or anti slip additives, this can be a very unique and custom installation process and you may get a different look for whoever is installing (throwing) the decorative flakes. You want one installer applying your flakes to make sure it is uniform.

The Clear Coat

Another term you will hear so much is polyaspartic, this is a type of coating that is not vulnarable to the uv light like epoxy is, is hard and a terrific top coat.
However it is difficult to apply, the life once mixed is very short and it is not inexpensive.
This is what I would choose for my house though.

You do have some other options, but they will effect the longevity of the coating, the amount of time you have before having to coat it again.

Depending on the use of your floor will also determine what type of clear coat you will be using.

Expectations

At the end of the day the proper expectations are needed, if you have concrete that is moving or water pressure coming up from underneath your floor you could have some issues, this would not be a failure of the coating itself. If you drop something very heavy it could chip the coating no matter what you have down on the concrete. Remember the floors are extremly tough but nothing is bulletproof.

Proper Maintenance

Properly maintaining your epoxy floor and coating is important but not hard at all.
We would love for you to use just a simple combination of dawn and soem warm water, this is all you should need to fully clean anything off of your floor if you get it right away. Do not allow solvents to sit on your floor and wipe those up right away just to prevent any discoloration.
It's that easy, do this and you should have years to come of your new epoxy floor.

Proper Expectations When Painting The Exterior Of Your Home

Its exterior painting season and one of the main things that are important to an ex terior painting job is proper preparation of the surfaces.

When planning to paint the exterior of your home or business it's very important to check and inspect every surface around the house whether it's siding wood trim aluminum or other materials

Painting on top of damaged wood or metal can significantly lower the long Gemini of the paint job however  Sometimes a budgetary restraints can significantly reduce the preparation of a surface

It's a balance between budget and proper preparation on some projects especially historical homes.

What is proper preparation of a service proper preparation of a surface for a paint job is clean dull and dry notice I did not say smoothed a surface does not have to be smooth to be properly prepared and paint it especially on older homes were you've have many many layers of painted surface chipped paint paint the has been painted over over the years and multiple layers of other a paints.

When we discuss these types of jobs we like to give clear expectations on what the customer is going to receive what the customer wants and what the customer can pay for again it is a fine balance between budget and a properly painted surface.

When preparing a surface it's very important that the customer clearly explains what they want the surface to look like after the job is done because the number one issue on any paint job is failed and missed expectations.

The few issues we've had on paint jobs have been surfaces where a customer thinks that a home that has been painted countless times over should be completely smooth where in the real world that service needs to be completely stripped and that is a whole different job than a repaint

A properly painted surface for us at a normal job is preservation techniques with preservation techniques we one remove any failed paint that is clearly chipping we want a feather sand that area notice I did not say fill it in or make it smooth we want a prime any bear would typically using an oil based exterior primer and then a top quality exterior paint on top of that 1 coat 2 coats it depends on the job itself.

As long as the customer has clear written expectations that are also put into their contract and proposal and you fully walk them through the job and explain what can and what can't be done

You should have no issues on your painting project.

Why does a customer feel a surface should be smooth even if it has not been for the last 50 years these are questions that we ask ourselves all the time and I guess that's that's part of the issue now with Google with Yahoo with being able to go on to YouTube and watch other preparations and home shows.

The issues with the shows are their perfect conditions and there are very compressed video where a job may have taken weeks they put it down into less than an hour of show.

Add caption

In the real world these types of preparations time frames and applications are impossible, Although maybe I shouldn't say impossible it is certainly possible with the right budget.

In our area Pennsylvania we're lucky if we get a few days a year with ideal conditions to paint from rain to snow to sleet to to Hi of humidity the dew points never correct we have very limited time to actually paint if you went by the specifications from the manufacturers.

The manufactures are very aware that these conditions can never be met so they do give broad ranges and better explanations on the local level with your sales rep.

Knowing that if you have an area that is currently peeling or failing that it is likely it could peel and fail again what we see are issues with moisture expansion and contraction causing pain failures locally correcting these issues and putting the new coat of paint on May not correct the the moisture or expansion and contraction movement issues.

Doing your best diligence to properly prepare these surfaces goes a long way in making a great paint job.

It's Exterior Painting Season

It's Exterior Painting Season

It is that time of the year again, the flowers are coming up, trees blooming, allergies are back but the best time of the year is exterior painting season is upon us.

There are a few things to deal with this time of the year, weather is the biggest concern as temperatures will greatly fluctuate as well as the humidity and rain. Managing all of these things takes patience and experience on your part and your contractors.
You will need to understand some days it may be impossible to put a paint coating on due to humidity or rain on the way. Your contractor will (should ) have vast knowledge and experience dealing with these issues and have his or her tricks of the trade ready to go when things arise.

Weather

Weather plays a very important part of every exterior project, we do not want it to rain on the paint coating we are putting on for a few reasons. One we "may" have to do it again, rain can cause marking on an uncured paint coating , that is the moisture being mixed into the coating, not the end of the world just added time and expense.
Number two is we certainly do not want our surfaces taking on even more moisture then it needs to. Moisture is a big cause of paint failures, have your contractor do some moisture testing around your home if you have bare wood or decks your about to paint or stain. However be prepared for the bad news you may not be able to have your project done right now.

The Schedule

It never fails, we all wait until the last minute to plan our projects around the home and then expect contractors are standing by to tackle these and have no other work to do or an unlimited amount of painters to do these projects.

You snooze you lose

You snooze you lose is never more true when you need something done, you haven't planned ahead and all the good contractors are booked solid. Repeat A GOOD CONTRACTOR SHOULD BE BOOKED

I would tread lightly when someone is available right away unless they perhaps had a cancellation or surprise opening, it should not be out the question that a qualified contractor is booked out 4,8,12 weeks or more. It is not worth it to me to get someone to do it now who may not be the most qualified of contractors.

Plan Ahead In The Winter

The winter months are the best times to plan and schedule your exterior work, contractors are usually more than happy to get you competitive pricing and know the schedule a bit better at this time before the chaos of the busy Spring and Summer months hit. It is not uncommon to see specials, discounts and deals at this time.

Exterior Painting Expectations

Exterior Painting Expectations

Deciding to paint the exterior of your home is something most everyone has to do at some point.
Even if you have vinyl or aluminum siding, wood or other there will be a time you need to paint that dull or faded siding.

Expectations are the most important thing you need to express to the estimator who comes out to your home. Not every painting company will prepare and paint your home the same way just as each restaurant you go to doesn't prepare your food the same way.

There is a level of service for every different person and budget. To expect that to be the same from the company top company can be ripe for disappointment.

First things first preparation of the surface

Here is an important area for any paint job, with aluminum siding or vinyl siding there isn't too much for confusion, make sure it is cleaned, any damaged pieces should be replaced by a siding contractor and then properly paint it.

What about wood

Here is where differences will come into play.
In our area, we have a mix of new and older homes that have been painted countless times already.
Without contracting with your painter to completely strip your surfaces it will not be completely smooth like new if you have many old layers of peeling paint. We believe this is the number one area of confusion with exterior painting

Preservation

We use the preservation method of preparation of the surface. This would include scraping loose paint, not removing old layers that are sound, caulking gaps and voids where needed and typically overlaying the caulk. Spot priming any bare wood and lightly sanding (feather sanding) the surfaces.
You will still see the old layers of paint however you will have a protected sound surface that will last for years. This is acceptable for 9 out of 10 people but if they are expecting a stripped smooth surface you will be disappointed. The issue is, that type of service is expensive and not many people would want to go that costly route but do want those results. It's comparable to having the budget for a used car but expecting a brand new BMW.

Restoration

Restoration is the total restoring of a surface, we do not offer this service personally. It is costly because it takes a long time, very expensive labor and top of the line materials usually matching historical trim pieces. Not many people would go this route but some do expect it.

Be At the Estimate

It sounds simple but to avoid any missed expectations, be at the estimate and have a real conversation with the estimator. You would not believe how many people call for an estimate and either will not be home or not walk around the home with me. Those jobs have a 50/50 shot of going bad in one way or the other. Be at the estimate and take the time to walk around the home, point out areas that are concerning to you, remember it's your home and you know it's in and outs. An estimator is only there for maybe an hour. The more you can tell us, the better so we can prescribe the correct paint job and meet or exceed your expectations.

Why paint your kitchen cabinets?

Why paint your kitchen cabinets?

Why is kitchen cabinet painting so hot and in right now?
The easy answer is it saves so much money vs replacing or refacing and you can get a tremendous transformation of your kitchen in way less time then replacing or refacing your kitchen cabinets.

There is no way to replace your kitchen cabinets with quality ones for the same or even near the same price as painting them.

You can get a great job that will stand up over time by having a professional do them the right way.
This includes preparing them correctly, using the right paints and coatings and simply doing the right thing.

Painters can lie

Unfortunately doing the right thing and the painting industry does not always go hand in hand. It is easy and affordable for someone to go out and but a ladder and a few brushes and say they are in business.

Let's start a business

It is simply not that easy and professional companies know this, that is why it is laughable when customers will try to compare estimates from many different painting companies while some are barely companies. You may be able to get away with this painting a wall but certainly not with kitchen cabinets.

The process is straight forward but it is when something goes wrong that professional painter with all their experience can save the day, they can adjust and be the superhero of your job.
Painting can be easy but it can also be hard and confusing.

Years of experience is where a true professional painter shines. That does come with a cost, a fair cost. To simply compare estimates based on price does away with all those years of training, working and the experience gained.

So what will you do?

Will you simply take the lowest price and cross your fingers and hope for the best or be assured your project will come out correctly? It's your choice.

How To get The Perfect Painting Estimate

How To Get The Perfect Painting Estimate

When you think about painting your home or business, the first thing you need is a painter to call.

You ask around or you may Google search or look on social media to find the perfect one.

Once you make your call and a few call you back you make an appointment and that's it.

But in reality, this is the start of a little bit of work you should do to be prepared
for your estimate as a client.

Be Prepared

The painter and estimator also have their work cut out for them, you cannot just show up.
You must be prepared and also prepare your client for this estimate.

Sending information out before the estimate prepares the client for the perfect estimate.

By answering questions before arrival,  you avoid any confusion, while showing
you're an expert.

What questions are asked? Answer them in an email, blog or video

As a client, you must know what you want to have done and be able to
either express it on the estimate or have it written down.

Not expressing your expectations to the estimator is problem number one
that can come back to bite you.

Whenever we have an issue on a project is typically comes down to
missed expectations that were never expressed to the estimator.

No Two Are Alike

Do not assume each painting company is going to offer the
same level of service or the same quality.

Do not assume you're receiving the top of the line level of work if it
was not discussed or paid for.

Let me say that again, you cannot expect to receive a new BMW when
your paying for a used car with 200,000 miles on it.

A budget should be discussed, no one wants to talk about money but why?
It's the perfect time to discuss a budget, you can both agree on what will be done
and not done and how much it will cost.

Once you have met, discussed the budget and expectations of the project,
the best time to make a commitment is now.

Do It Now

It makes no sense to not take care of this now, especially if you have
pre-planned and know how much you can afford.
You do not want to be pressured however and this goes back to be comfortable
with your estimator.

Discuss the price openly, it is not a bad thing to discuss pricing at all,
if you can’t discuss pricing with the person you want to hire, maybe it isn't the
right person to hire?
Once your budget is discussed and the price is agreed upon making
sure everything you discussed is written in the proposal.

This is important for us because our painters get a copy of that wording
and this is what they will do on a project, no more or less, again you want this
to be clear now, not when you have painting happening inside your home.

Once everything looks great, sign the proposal and a copy is typically emailed right over
to you,
now you are set to go on to the next step which is scheduling.
We will review that is another video

Why using subs isn't a bad thing

Why using subcontractors doesn't have to be a bad word

We all have heard horror stories about subcontractors, they messed up our yard, or house or insert any other area of your home or business but the same can be said for employee-based companies as well.

We had been there, 25 plus employees working each day, missing work, calling off, their truck broke down, they have no license or any other excuse in the book. Jobs took forever because it didn't matter to them how prompt they completed jobs, they were paid hourly.

Jobs became longer, schedules compacted onto each other, no one was seemingly happy except for the painters who were making money with no cares in the world until one day when it all changed.

Pay For Performance

We decided to try a production-based pay, now the first thing I knew that would happen is we would lose the underperforming painters, I didn't realize how quick though. When someone realizes they aren't as good as they think I believe the realization the feel hits their ego hard. They blame the company, they point fingers at anyone but themselves, they have zero accountability, for us, this was all a precursor to using subcontractors in our painting business, just like many other companies you use each day such as the cable company, contractors, landscapers, roofers they all may use "subs"

The switch

Once all the underperforming painters were gone it was time to make a switch to using subcontractors, I have to admit I totally changed my perception of this practice from over the years, once I saw there were companies that didn't want to deal with marketing, sales or the other business aspects and solely wanted to perform the work we had a match that was perfect. We are good at finding top talent and making sure they are successful, to be able to do this on your own as a client is a tough task, so we took it all away, we hire, fire, schedule and manage the project, being a liaison between the painters and the client to make sure it is a successful project.

Not always smooth

It wasn't all roses, there were mistakes, bad contractors, jobs that we had to correct just like every other painting contractor.
But what happened is one day we had all these great contractors around us, bringing their positive attitudes, great work and low and behold jobs were getting done at a pace we always expected. Great review after the review came streaming in and in the office, the happiness meter went way up.
Sometimes the preconceived notions about things are completely not true and this was a huge one for us.

The S word

So the next time you hear the word remember it is just a different way to pay someone, a sub receives a 1099 and that is the only difference, you should never feel any sort of different experience when working with any subcontractor, remember they only want to make you happy too. While the other employees are milking the time our subs can come in and get the real work done.

Some of the top painting questions answered

Some of the top painting questions we receive

We receive questions all the time about the painting projects we do. it seems there is a mystery on some things as contractors sometimes can be very secretive and not disclose everything that may or may not happen.

What we like to do is answer every possible question there may be, we have found it solves many issue s that may happen on job sites, reduce missed expectations and create a great template for a perfect project if there is such a thing.

So if you have any questions we have not addressed here we would LOVE to hear them, please send them over to us and we will add them to our list for our next video.

When your receiving multiple bids and speaking to different painting contractors or any contractors for that matter you will hear all kinds of things, from the way they will do your project, how they run their business to the types of products they will use. This is why it is so hard to compare proposals as we spoke about in this blog

So sit back and enjoy the video we did, we hope it can help answer some of the painting questions that you may have.

What happens when it rains for painters?

What happens when it rains for a painter?

Rain happens, it's going to rain that is for sure but what happens to painting companies or any contractor who works on exterior projects?

Managing any schedule for the service industry is difficult to start with, then throw in rain, snow, ice, call-offs and you have a big puzzle to put together while minimizing upset clients.

We realized years ago the schedule will never be perfect and to try to make it perfect will only create disappointment from all ends, you will be upset as the contractor you can't make everyone happy and the clients will be happy as you try to throw painters on every project, when you react like that and make decisions quick you will have projects that are not manned accordingly or with the quality they deserve.

So what do you do?

You need to manage the expectations of the clients on the initial estimate and keep letting them know how the schedule works, no one customer is more important than the others, some will bark, grumble and groan but as long as they knew the process before they accepted the project there should not be an issue.

We give broad date ranges, that is the only way unless you have an unlimited amount of staff to cover all projects and no one does. By giving broad date ranges you never lock yourself in until a week or so before the actual start date. Even at that point if it rains and a job is ushed back it ushes back all the jobs behind it even if they are interior projects.

There is simply no other way

This is the fairest way for all clients to get their work done in a professional and punctual way while minimizing disruptions. It will still not be perfect and you will continually be reassuring clients how the schedule is going, you must have great communication. The moment a client feels you have not communicated doubts creep in and then you will be explaining things again.
