As an industry expert in epoxy flooring, one of the most common questions I encounter is, "How much will it cost?" It's a fair question, but the answer is not always straightforward. In fact, it's nearly impossible to provide an accurate price estimate over the phone, and here’s why.

 Why choosing the lowest priced painter can be a huge mistake

Choosing the lowest prices anything can be a huge mistake, I get it, you want to save money, expenses are tight and many people love the art of the deal.

By saving some money or asking "is this the best you can do?" or "is this your lowest price?" for some is a thrill, but remember the service industry is typically smaller companies, some family owned and some single person companies who, their families depend on a fair wage to survive.

By always hiring the lowest price your risking a few things

• Will they stand behind their work if something goes wrong?
• Will they be in business in a year or so from now?
• How much experience and training do they invest in?
• Are they actually paying taxes and are they insured (and their workers)
• What is their relationship with the manufacturers of the products they use

Will they stand behind the work if something goes wrong?

This is a big one, anyone can buy a few paint brushes and say they have a business but a lot more goes into this than that. The big one is mistakes happen, paint does sometimes peel or chip off among many other things.

Some of these things may be warrantied and some not, will they be able to be found when tings go wrong, if they are continually charging less than they should to sustain a business, there will be nothing left when these things occur, how many companies do you know will come back a year later to fix something? I have been in the painting business a long time and I can tell you not many, they are hard enough to get a hold of when you are paying them, imagine when there is no money in the game for them?

Will they be in business a year from now?

By routinely under charging and under valuing their work, they are leaving no investment or money left to maintain and sustain a business, they are living check to check or cash to cash and there will be nothing available when things go wrong, and things will go wrong from time to time. They are not investing in any training typically or the training of their workers.

Are they paying taxes and are they insured?

This is a huge one, if you have to pay taxes on the earnings you make, why should others not have to? 

Paying taxes helps fund the towns we live in, if someone is so quick to skirt these responsibilities, what happens when your not looking on the work they are doing for you?

Insurance is the big one here, if someone under or uninsured gets hurt working in or around your home what do you think will happen? They will sue you and your insurance company and most likely win, do they have workers? If so they need workers compensation or the same thing will happen, it will just roll downhill back to you and your home. It is super important to know who is in and around your home and are they adequately insured.

What is their relationship with the manufactures of the products they use?

You would be surprised what a great relationship will get you from Benjamin Moore or Sherwin Williams, sometimes paints fail or other issues come up, without having support from the manufacturer to correct these issues, your on your own. Trust me when I tell you the companies that buy more paint get different treatment whether anyone admits it or not. I can call up right now and get things other contractors may not be able to get such as very quick support, products and more.

This also helps with new products, the paint industry is ever changing and you have to be ahead of it to stay current and aware of all the new products and applications

Your price is too high to paint my home ?

Your price is too high to paint my home?

We occasionally hear this when we receive feedback from the estimate that we do and we always caution the price comparison. 

Deciding on price alone monetizes your contractor and makes them nothing more than a number to be beaten by ANY other low number that comes in.

Disregarding their experience from past jobs which enables them to make field adjustments on your projects can be a recipe for disaster.

What happens if something goes wrong on a project or your project, yes it's true many people can paint but a craftsman or woman will know what to do when things change, someone just painting will have no idea how to adjust onsite. 

Will they know the roper dew point to paint? Or the recoat times or adhesion issues? Ho about the proper primer that really will work and perform, not just the one the paint store tells you to use. 

It's your risk

It's your choice and your risk when selecting that low price, sure you may luck out and get a nice job, but what happens if something goes wrong and you have a warranty claim? Will they back it?

What about when you have questions and there is no one to answer them for you?

What about when you ay them but there is still work left, will they show up? Or will they be worried about the next job that has more money in it for them?

Not all low prices are bad

It's true not all low prices are bad but how can you tell?

Paying a fair price to a legitimate company helps pay for their expenses and overhead, it allows them to pay a fair hourly wage that supports their families, it keeps money in the community.

Paying that to any low ball painter that comes along is not a great idea, you drive down the prices companies can get and lower the ultimate quality of all jobs in the area.

We know that is hard to think about when selecting a contractor, but it's true

Just ayign cash to someone does nothing for the area, nothing is being paid into taxes that are used locally to support many great things.

When I say please be at your estimate there are many reasons why but expectations of the final product are one of the top reasons for sure.

I know in my house or really in any relationship you have we all have different opinions and things that are important to us and some things that are not important.

So many decisions in your home are done together to make sure both people are happy with the end result and the decision being made, whether that is a new dog, a new car, or new furniture the person or people who will be living with the decisions should be part of that process.

No more important is the decision when you are hiring a service such as a painting contractor

One issue we sometimes see is I have done an estimate let's say for the husband, he walks me through the house and shows me the work being done, the only issue is he could care less on the final appearance and only wants a color change.

He never explained his wife really is the one who this is very important to and will be judging the final work.

Why is this bad?

This can be disastrous to your project because no expectations were ever mentioned so it was estimated for a basic color change, minimal patching and a quick repaint project.

When the project starts the other partner expects the walls to look brand new, ultra-smooth even though they are not currently that way.

And so it begins

This is where it can all go south, you can have an angry spouse who doesn't think the job is the quality they expected although it really is what was explained on the estimate, they weren't there though and trying to explain this is what they asked for is a mute point now because it will only get worse. So you end up spending more time on a project, extra hours spackling and patching or extra coats of paint.

The walkthrough

This is where you can end any of these issues, do a pre-job walkthrough and fully explain to everyone how the project will be done, what to expect and what the final appearance will look like. What you can do and cannot do. Make it a point and requirement everyone is there and why they should be there. If they cannot be at the estimate or the pre-job walkthrough I know it sounds tough but they should not be communicating with you once the job starts.

It takes clear and direct communication to achieve this, if you're afraid to tell them the truth or be direct it can only get worse from here. Yes, you may upset a few people but reflect back on the estimate when they could not be there for the most important part of the job.

The relationship

This can happen in any form, it could be the wife or girlfriend not there or vice versa or on a commercial project they typically have a secretary walk though who has no say in anything once the job starts and along comes someone else who knows nothing about the conversations we had long before the job starts. Address this issue right away or be prepared for a long, tough project

We recently completed this awesome floor for an even better client, it was a thrill to be able to help Ryan and his family out with their floor.

It was always a dream of his to have a nice functional floor that looks great too.
We started by cleaning the floor and applying a hard surface primer to be assured of adhesion.

Without preparing a floor correctly you can have some major issues. Once it was clean and rimed, we added WB 250 base coat and then an intermediate coat with a heavy partial broadcast of flakes

Once that was done we returned the next day, removed the extra flakes and added a clear top coat to help protect it all.

How to find the best painters for your project.

You have a project coming up in your home or business and you have never hired a painting company before and you have no idea what your about to get yourself into.

With every company so busy in the summer and an overfill of work you have a lot of new companies that have sprung up and older companies who are struggling to keep up with their schedule.

When you first start calling around this is the first time you will see who gets back to you in a timely manner, who doesn’t answer you at all and who makes their process an easy one for you.

Next is the estimate, although I would ask on the phone what their time frame is to take on new work.

Will they show up on time or at all for your estimate?  From our experience not many will.

When they are on the estimate at they listening to you or just trying to tell you how great they are and how awesome the paint work will be? You want someone who will listen to all your concerns and expectations not just blab about their great painting work. 

Here is a secret: Most every company will give you the same quality

The quality of the work should be a given and that is not what you should be looking for, you want the un said to be said.

• How long will the work take?
• What paints will be used and why
• Have they done this type of work before?
• What is the warranty  something goes wrong, do they take care of it
• Ask about the painters who will be onsite
• Will theirs be a foreman or supervisor to contact?
• Will someone at the office be available with any questions I may have?

As you can see it is much more than putting paint on a surface and that is typically why you cannot just call up three painters and judge them off of the price , heck you can put three estimators in the same room at the same time and the prices will all be different.

Don’t treat your contractors like a commodity 

Contractors are not a commodity to be bought and tossed out,  most good contractors want to develop a relationship with their clients so when more work comes in there is no question who is doing it. Wouldn’t it be great to just have to call one person, no questions asked and you already know what to expect with pricing and quality?

Your exterior estimate hurry before it's too late

If you live in the northeast you know the rain has been tough on us and it affects the painting and contracting business heavily in terms of scheduling

When getting your exterior estimates this summer make sure to not sit on them too long and let your estimator know you want to get it done this year before your literally left out in the cold.

Typically a busy painting company is scheduling out 4-6 weeks or more and that is not a bad thing, you want the company you hire to be one that other people want to use, if you find someone available right away this time of the year I would question why.

We all know you're taught to get three estimates and that is the right thing to do but what if you meet the estimator you connect with? What’s wrong with going right with that one?

In our experience, we are typically the first one out and we get the estimate back right away and then wait weeks for the other companies to get back, this wastes so much time we could have already scheduled the project.

Who Will Be The Winner? Let's See

For those that do not know many companies make a dry erase coating, it can be clear or white, it will allow you to write on the wall or other surfaces you choose.

This is based on personal experience as I have used almost every dry erase coating including, Idea, Rust-Oleum and a few others. These coatings are not inexpensive some costing hundreds of dollars to cover about 100sq ft but when you consider the actual cost of a dry erase board and the flexibility of putting this almost wherever you want the cost is comparable.

Remember the coating you see in the big box stores are typically homeowner variations, they are not even close to the quality of the contractor versions.

 

So I decided to test two after I had no luck with some of the other coatings, some issues I saw were not able to be erased, ghosting (seeing the marker even when erased) Not curing, the coating sagging when applied no matter what we applied it with or how we applied it. Obviously, we want a dry erase coating that actually erases.

Through our relationships with Sherwin Williams and Benjamin Moore, I was given these coatings to test. First up was Sherwin Williams Sketch Pad, it is a two-part water-based epoxy coating and came in a clear.

We decided to paint the under color red, we used Pro Mar 200 and put on a few coats after patching the wall.

A kit goes about 50 sq ft, after mixing you have one hour of pot life to use this product. 

Everything you need will come in the kit, dry time is four hours, 1 day to recoat and 7 days to cure before using.

So I masked out the wall and rolled on using their roller cover one coat and then coated it again the next day. What did I see? it certainly runs a bit so make sure you mask down the wall a little more than normal and don't over apply.

After 7 days I pulled out the markers and wrote away, it did initially erase but however a few weeks later it got worse and subsequently worse until it would not erase, we had to use a solvent (xylene) to get the marker to erase.

Would we use again no

Would not recommend for a homeowner or on a project

Next up Benjamin Moore Notable.

I will say after using every other product I really wasn't looking forward to another one.

But I was given the kit to try and I like trying new products.

First up I masked out the wall again and lightly sanded and wiped the wall down and primed the wall and repainted it red again using Ultraspec from Benjamin Moore

Again this kit comes with everything you will need, it is a two-part silicone hybrid  based epoxy

It is a wet on wet recoat and 7-day cure 

Here is what I found, it had very little smell, I applied it a bit lighter this time after my experience with all the others sagging which worked.

I love the wet on wet application, two coats in one shot and it's done.

Once completed and after 7 days we went right at it, writing, I could tell right away it looked and felt different and the marker fell off the wall so easy when writing.

One major difference months later it still easily erases.

We would recommend for a homeowner and any project

It is a bit pricey but certain,ly it delivers

I will say if you apply it as recommended it may sag/run, I know that from my past use of these coatings, go a little lighter

Hands down the winner is Benjamin Moore here, not even close.

Working for most clients is awesome, yes a few are not great and would rather soon forget but the one thing that is great in our business is the great clients who appreciate your work and let you know about it.

We really appreciate when a client goes out of their way to express their happiness with the painting work we have done.

This project was a large one, it had many different parts, we were contracted to do the kitchen cabinets, all the rooms which included the ceilings, walls in custom colors and painting the stained wood trim.

Painting stained trim is not an easy process, it involves a few extra steps we normally would not have to do on a typical paint project. Clean, scuff, fully prime and two coats of finish, sometimes that is not even enough and additional coats may need to be added to the original contract and this was the case on this project.

Brenden and company were very professional, clean and each day made sure to clean up the areas they worked in plus spoke to the client to make sure she knew the exact plan for the next day.

We were also working for an interior designer who actually hired us for this project and her client.

FD Design was integral in this project giving us the design, colors, and direction her client expressed to her. 

To make a vision become reality it takes great communication, constant communication is key to make sure all expectations are met on any project but especially a painting project.

Benjamin Moore top of the line products were used on this project requested by the designer and recommended by Ryan. We always believe using the best products possible makes for a better job and an easier application for the painters.

This is our second year offering this Paint It Forward Gift to a deserving non profit or family who could really use a paint job to brighten their day and who helps out the community, people or animals in their daily world.

The Paint It Forward program was started in California by Josh Abramson of Allbright Painting.

Paint-It-Forward started out small – a local community charity program that provided free painting services and supplies to deserving families and nonprofit organizations. The program was created as a way to give back to our local community and spread a little “Painting Happiness” at the same time. The first year was such a success we ran it the next year, and the year after that, and in 2015 we celebrated our 10 year anniversary of Paint-It-Forward – a program that started out small but has grown to positively impact so many lives in our community.

It was highlighting the social media personalities in the painting industry. Ryan has always from the start put out as much information as he could to educate not only other contractors but potential clients. “It is better to know what to expect than to waste time” he says all the time.

Painting your home whether you use a professional or do it yourself can be much easier with a few tips from the pros. The reason the pros are the pros is from the experience they gain from job to job.

Let's face it nothing is perfect on any job and they are all unique to themselves, one paint may not work the same on each project, one brush may not work with different paints so let's review some tips we have gained in our painting experience.

• Buy the best paint possible, here is one area not to "cheap out" when you purchase that $20 gallon of paint and think you saved money but now have to put three, four coats of paint on you have just wasted more of your own time you could have been spending with your family.
• Cheap paint also doesn't clean easily and can be easily marked, in some cases just by putting your finger on the wall. Expect to pay at least $45 a gallon
• Use a quality caulk when working on any trim such as baseboard, door and window trim. A less expensive caulk will shrink which will result in cracks and gaps. Expect to pay at least $5 a tube for a quality caulk
•  Put two coats on the wall. It just looks better, don't skip that second coat, your wall will thank you, it will be easier to clean, look more uniform and the color truer
• Buy quality roller covers and tape. If you listen to one tip this is it, a cheap roller cover may release fuzz on your brand new wall, take you longer to paint the wall and reduce the quality of the finish
• When working on hardwood floors put brown paper under the dropcloth closest to the wall your painting (you will thank me later) It will catch all the paint that will get by the dropcloth, remember do not tape anything to the hardwood floor, tape to the baseboard in case the finish of your floor is not stable. We have seen floor finishes come up with tape and it's not the fault of the tape.
• Roll out of a five-gallon bucket, it is so much easier than a pan on the floor. You will need a roller grid, a quality handle, sleeve and a poll that retracts and extends
• Sand the walls between coats, I can't stress this one enough, if your not a pro you may not see all the imperfections on your walls, simply use a sanding pole and sandpaper and sand the wall after your first coat. It will make your finish much better

With Fall here, the weather changing our painting work moves indoors and for someone who has never used a professional painting company before the unknown is always the price.

Pricing for interior painting can vary greatly from company to company and the promises you will hear about can seem all over the place. Not one company will come in and say "we are going to do an ok job" Each one will promise a quality job, everything is done right, top of the line products etc.

There are things beyond the price that may not seem important at the time when you're weighing cost but may cost you in the future.

A good company will have awesome employees, do you know who is coming into your home? We do as we background check each one. They will have written systems and training, companies who use subcontractors will never be able to train their subs or they would be employees, so the quality of their projects wavers from job to job. 

A written warranty, things do happen and when you need help will the other companies come out and take responsibility for them? If it is a paint issue do they have a great relationship with their vendors who can facilitate a solution on your behalf?

All these "unsaid" are where you should really be looking beyond the initial sticker price as we said all companies will promise the world or make unbelievable claims on the time it will take them to complete your work.

In the painting world fast is good for commercial painting not for your home. I wouldn't want the fastest doctor working on me, would you?

The same goes for painting, without the proper prep work, the proper dry time before the nest coats of paint you may have issues or void any manufacturer warranties.

So when looking at the cost, look beyond that first glance of the price tag, knowing the real cost of the project and the value you will receive from your painting company is most important.
