For painting projects, the first step is to measure the surface area to be painted, as this will determine the amount of paint and supplies required.

Next, the condition of the surface may need to be assessed to determine if any repairs or prep work are needed before painting can begin. This can also impact the final cost.

Additionally, the type of paint selected can also impact the pricing. For example, if a client requests a premium quality paint, this will increase the overall cost of the project.

Likewise, if the project requires multiple coats of paint, or if there are intricate details or designs involved, this will also increase the final cost.

Similarly, when pricing an epoxy project, the size of the area to be covered and the type of epoxy being used will be factors. Different types of epoxy can vary in price, with some being more expensive due to their higher quality or durability.

Labor costs are another factor in pricing a painting or epoxy project. The amount of labor required will depend on the complexity of the project and the skill level of the workers.

For example, if the project requires a high level of detail or customization, this may require more skilled labor, which will increase the overall cost.

Here are some examples of what different projects may cost and our minimums

Epoxy Garage floors: We use only the highest grade epoxy, this is not your epoxy from the big box store or paint store.

Many variables go into epoxy floor installations such as.

• The current condition of the surface, more patching means more money.
• The density of the concrete, the harder it is, the more aggressive grinding and preparation is needed.
• What is the moisture content and pressure of the surface, if over a certain range a special primer will be needed
• How soon do you need the project done?
• Does it need to be done in phases, the more phases equals more cost
• The use of the floor, how will the floor be used? Foot traffic, cars and trucks, chemicals? All of these can change the cost as the correct products must be used

Our projects begin at $4 a sq ft and go well above $10 or more a sq ft depending on the complexity of the project.

Our minimum epoxy floor is $1750, to bring all of our equipment out we are not set up for smaller projects at this time.

For example a typical basement of 1200 sq ft for a basic professional coating would cost around $4800-$6000 or more

A typical two car garage in good condition will be between $2500-$4000 or more depending on the variables mentioned above

Kitchen Cabinet Projects as well depend on many factors, how much preparation, types of paint used, is there oak grain, any damage?

Our minimum project starts at $1750 and typically is between $3500-6000 for a standard kitchen which is much below replacing them.

By using a high quality cabinet coating, and free lifetime touch ups you can be assured of your satisfaction.

Interior Painting: Our minimum project begins at $1250 and usually around the cost for a single small bedroom with the walls, ceiling, trim and doors painted. Full interiors typically range from $5000-$20,000 or more depending on the complexity of the project.

A typical small bedroom of 10x12 will be between $600-$800 for the ceilings, walls and trim painted.

Our exterior projects also begin at $1500 which will get some trim work, a front door, or shutters completed in most cases.

Full exteriors can range from $3500-$25,000 or more depending on many factors

Remember all projects are unique, using sq ft pricing off of the internet will not typically work you are looking what to expect with pricing.

 How to get your best painting estimate

Comparing estimates seems to be the thing to do, we all do it, get three estimates put them side by side and look at the pricing but when I tell you how impossible that is you may think and look at it another way.

The three estimates you received, if you took those three contractors and had them in the same room at the same time they still would come back with totally different ways to do the job.

 Maybe using different materials, different applications. different workforces and for sure different overhead. 

The most important difference and one we aim for is a totally different experience. 

You all have called around to contractors, how many call you back? or take forever to call back or never do?

How many keep you updated on the process, help choose colors.

Train their staff and have a ton of resources behind them to help make sure your job goes well even when something goes wrong?

If they do show up for the estimate how long does it take to get the estimate back to you? 

For us it is the same day or next.

Do they have one person dedicated to making sure your project goes well and your totally satisfied? We do.

I am asking you to forget the norm and throw away price shopping for a second.

Also the price may be important for some but if it costs a bit more for the satisfaction of knowing you have no worries or responsibilities,  and can be assured no matter what you will be happy isn't that worth it?

If you had an issue with someone calling you back or showing up on time for your estimate what happens once the painting project starts?

You will always find someone cheaper but at what expense to your home or project?

Asking the correct questions

A major issue in the painting and construction trades is insurance.

Listen, things may and will go wrong from time to time.

Is your contractor insured with the proper liability insurance AND worker's compensation to cover all their workers? 

This is not something you want to find out about after the fact and be surprised your now responsible.

Available right away?

Did you call a painter the last second and needed them the next day, and they are free?

That is a red flag, of course there are variables here, maybe their schedule freed up due to a cancellation or delay.

But trust me, most good contractors, and painters are not readily available to start a project immediately.

4-6 weeks or more is the norm for a good contractor, I would highly suggest digging even deeper with the questions if someone is available right away.

NO company has an unlimited amount of quality painters ready to go when a call comes in if they do great work in most cases.

Dealing with a paint shortage

 The Great Paint Shortage of 2021

There is a shortage of both paint and workers and the shortage of quality labor has hit small businesses in particular.

 From a freeze in Texas to a fire in China , add in a pandemic and a labor shortage of plant workers and drivers we are seeing a huge paint shortage which is effecting our painting industry in many ways.

The paint shortage was exacerbated by this year's major winter storm.

Paint supply chain Sherwin-Williams was already suffering as a result of the COVID pandemic. However, the February winter storm that hit Texas added further constraints to the supply chain. "In an already-challenged supply chain due to COVID-19, the February natural disaster in Texas further impacted the complex petrochemical network causing significant disruptions," 

Texas leads the nation in petroleum refining production, which is necessary in manufacturing paint, according to Business Insider. The winter storm reduced the state's capacity to refine petroleum, which created a ripple effect for a reduced ability to manufacture nearly all paints.

With an abundance of work and a shortage of paint, this has lead to increased lead times of projects, having to juggle what products are used on projects and frequently changing the types and brands of paints being used.

Small businesses are feeling the effects of a paint shortage 

and labor shortage .

People are not working, where we would typically have an abundance of summer help , we are just not seeing it and as we talk with contractors across the country they are all in the same boat.

Paint companies are expecting their lead times to increase from six weeks to more than three months. At a time when many custom home builders need paint in five weeks, this means that the small home improvement and construction companies that serve them will be unable to make up the delay in supplies. Small businesses will be negatively affected as a result of increased costs and extended delivery delays for products they need for their businesses.

As more small businesses look to services from large painting companies or call in their own contractors to do interior painting, these companies will be forced to change their schedules and prices, pass on the costs to consumers, raise prices for new customers or all three.

According to Wayne Phillips of the National Small Business Association, "It could lead businesses that specialize in these kinds of products into a death spiral that could quickly remove them from the marketplace.

"We are planning ahead as best as we can, however we would never order materials months ahead for projects, it just isn't financially feasible or smart to have a stockpile of paint, especially with clients whose schedules change or changes in scopes of work" . Ryan Amato

Some of the most commonly used paints are out of stock, many primers are no where to be found.

The paint shortages are being felt keenly because demand for the product is increasing as the weather improves, experts say. It will likely get worse too, because with summer approaching we’re entering into “painting season”. The summer weather is ideal for painting outdoors, and lots of people have projects planned for the warmer months, so demand for paint is expected to increase.

“We likely will need to take further pricing actions if raw material costs remain at these elevated levels,” said Sherwin-Williams CEO John Morikis during a company earnings call in late April.

Our advice is when you find a painting contractor you connect with, don't wait long to contract with them. Sign up, get your project on the "schedule" so they can start planning and allocating materials especially if it is a large project

 Why choosing the lowest priced painter can be a huge mistake

Choosing the lowest prices anything can be a huge mistake, I get it, you want to save money, expenses are tight and many people love the art of the deal.

By saving some money or asking "is this the best you can do?" or "is this your lowest price?" for some is a thrill, but remember the service industry is typically smaller companies, some family owned and some single person companies who, their families depend on a fair wage to survive.

By always hiring the lowest price your risking a few things

• Will they stand behind their work if something goes wrong?
• Will they be in business in a year or so from now?
• How much experience and training do they invest in?
• Are they actually paying taxes and are they insured (and their workers)
• What is their relationship with the manufacturers of the products they use

Will they stand behind the work if something goes wrong?

This is a big one, anyone can buy a few paint brushes and say they have a business but a lot more goes into this than that. The big one is mistakes happen, paint does sometimes peel or chip off among many other things.

Some of these things may be warrantied and some not, will they be able to be found when tings go wrong, if they are continually charging less than they should to sustain a business, there will be nothing left when these things occur, how many companies do you know will come back a year later to fix something? I have been in the painting business a long time and I can tell you not many, they are hard enough to get a hold of when you are paying them, imagine when there is no money in the game for them?

Will they be in business a year from now?

By routinely under charging and under valuing their work, they are leaving no investment or money left to maintain and sustain a business, they are living check to check or cash to cash and there will be nothing available when things go wrong, and things will go wrong from time to time. They are not investing in any training typically or the training of their workers.

Are they paying taxes and are they insured?

This is a huge one, if you have to pay taxes on the earnings you make, why should others not have to? 

Paying taxes helps fund the towns we live in, if someone is so quick to skirt these responsibilities, what happens when your not looking on the work they are doing for you?

Insurance is the big one here, if someone under or uninsured gets hurt working in or around your home what do you think will happen? They will sue you and your insurance company and most likely win, do they have workers? If so they need workers compensation or the same thing will happen, it will just roll downhill back to you and your home. It is super important to know who is in and around your home and are they adequately insured.

What is their relationship with the manufactures of the products they use?

You would be surprised what a great relationship will get you from Benjamin Moore or Sherwin Williams, sometimes paints fail or other issues come up, without having support from the manufacturer to correct these issues, your on your own. Trust me when I tell you the companies that buy more paint get different treatment whether anyone admits it or not. I can call up right now and get things other contractors may not be able to get such as very quick support, products and more.

This also helps with new products, the paint industry is ever changing and you have to be ahead of it to stay current and aware of all the new products and applications

Deciding to paint the exterior of your home is something most everyone has to do at some point.

Even if you have vinyl or aluminum siding, wood or other there will be a time you need to paint that dull or faded siding.

Expectations are the most important thing you need to express to the estimator who comes out to your home. Not every painting company will prepare and paint your home the same way just as each restaurant you go to doesn't prepare your food the same way.

There is a level of service for every different person and budget. To expect that to be the same from the company top company can be ripe for disappointment.

First things first preparation of the surface

Here is an important area for any paint job, with aluminum siding or vinyl siding there isn't too much for confusion, make sure it is cleaned, any damaged pieces should be replaced by a siding contractor and then properly paint it. 

What about wood 

Here is where differences will come into play.

In our area, we have a mix of new and older homes that have been painted countless times already.

Without contracting with your painter to completely strip your surfaces it will not be completely smooth like new if you have many old layers of peeling paint. We believe this is the number one area of confusion with exterior painting

Preservation

We use the preservation method of preparation of the surface. This would include scraping loose paint, not removing old layers that are sound, caulking gaps and voids where needed and typically overlaying the caulk. Spot priming any bare wood and lightly sanding (feather sanding) the surfaces.

You will still see the old layers of paint however you will have a protected sound surface that will last for years. This is acceptable for 9 out of 10 people but if they are expecting a stripped smooth surface you will be disappointed. The issue is, that type of service is expensive and not many people would want to go that costly route but do want those results. It's comparable to having the budget for a used car but expecting a brand new BMW.

Restoration

Restoration is the total restoring of a surface, we do not offer this service personally. It is costly because it takes a long time, very expensive labor and top of the line materials usually matching historical trim pieces. Not many people would go this route but some do expect it.

Be At the Estimate

It sounds simple but to avoid any missed expectations, be at the estimate and have a real conversation with the estimator. You would not believe how many people call for an estimate and either will not be home or not walk around the home with me. Those jobs have a 50/50 shot of going bad in one way or the other. Be at the estimate and take the time to walk around the home, point out areas that are concerning to you, remember it's your home and you know it's in and outs. An estimator is only there for maybe an hour. The more you can tell us, the better so we can prescribe the correct paint job and meet or exceed your expectations.

How To Get The Perfect Painting Estimate

When you think about painting your home or business, the first thing you need is a painter to call.

You ask around or you may Google search or look on social media to find the perfect one.

Once you make your call and a few call you back you make an appointment and that's it.

But in reality, this is the start of a little bit of work you should do to be prepared
for your estimate as a client.

Be Prepared

The painter and estimator also have their work cut out for them, you cannot just show up.
You must be prepared and also prepare your client for this estimate.

Sending information out before the estimate prepares the client for the perfect estimate.

By answering questions before arrival,  you avoid any confusion, while showing
you're an expert.

What questions are asked? Answer them in an email, blog or video

As a client, you must know what you want to have done and be able to
either express it on the estimate or have it written down. 

Not expressing your expectations to the estimator is problem number one
that can come back to bite you. 

Whenever we have an issue on a project is typically comes down to
missed expectations that were never expressed to the estimator.

No Two Are Alike

Do not assume each painting company is going to offer the
same level of service or the same quality.

Do not assume you're receiving the top of the line level of work if it
was not discussed or paid for.

Let me say that again, you cannot expect to receive a new BMW when
your paying for a used car with 200,000 miles on it. 

A budget should be discussed, no one wants to talk about money but why?
It's the perfect time to discuss a budget, you can both agree on what will be done
and not done and how much it will cost.

Once you have met, discussed the budget and expectations of the project,
the best time to make a commitment is now.

Do It Now

It makes no sense to not take care of this now, especially if you have
pre-planned and know how much you can afford.
You do not want to be pressured however and this goes back to be comfortable
with your estimator.

Discuss the price openly, it is not a bad thing to discuss pricing at all,
if you can’t discuss pricing with the person you want to hire, maybe it isn't the
right person to hire?

Once your budget is discussed and the price is agreed upon making
sure everything you discussed is written in the proposal.

This is important for us because our painters get a copy of that wording
and this is what they will do on a project, no more or less, again you want this
to be clear now, not when you have painting happening inside your home.

Once everything looks great, sign the proposal and a copy is typically emailed right over
to you,
now you are set to go on to the next step which is scheduling.

Why using subs isn't a bad thing

Why using subcontractors doesn't have to be a bad word

We all have heard horror stories about subcontractors, they messed up our yard, or house or insert any other area of your home or business but the same can be said for employee-based companies as well.

We had been there, 25 plus employees working each day, missing work, calling off, their truck broke down, they have no license or any other excuse in the book. Jobs took forever because it didn't matter to them how prompt they completed jobs, they were paid hourly.

Jobs became longer, schedules compacted onto each other, no one was seemingly happy except for the painters who were making money with no cares in the world until one day when it all changed.

Pay For Performance

We decided to try a production-based pay, now the first thing I knew that would happen is we would lose the underperforming painters, I didn't realize how quick though. When someone realizes they aren't as good as they think I believe the realization the feel hits their ego hard. They blame the company, they point fingers at anyone but themselves, they have zero accountability, for us, this was all a precursor to using subcontractors in our painting business, just like many other companies you use each day such as the cable company, contractors, landscapers, roofers they all may use "subs"

The switch

Once all the underperforming painters were gone it was time to make a switch to using subcontractors, I have to admit I totally changed my perception of this practice from over the years, once I saw there were companies that didn't want to deal with marketing, sales or the other business aspects and solely wanted to perform the work we had a match that was perfect. We are good at finding top talent and making sure they are successful, to be able to do this on your own as a client is a tough task, so we took it all away, we hire, fire, schedule and manage the project, being a liaison between the painters and the client to make sure it is a successful project.

Not always smooth

It wasn't all roses, there were mistakes, bad contractors, jobs that we had to correct just like every other painting contractor.

But what happened is one day we had all these great contractors around us, bringing their positive attitudes, great work and low and behold jobs were getting done at a pace we always expected. Great review after the review came streaming in and in the office, the happiness meter went way up.

Sometimes the preconceived notions about things are completely not true and this was a huge one for us.

The S word

So the next time you hear the word remember it is just a different way to pay someone, a sub receives a 1099 and that is the only difference, you should never feel any sort of different experience when working with any subcontractor, remember they only want to make you happy too. While the other employees are milking the time our subs can come in and get the real work done.

Kitchen cabinet painting can be rewarding and change the entire look and feel of your kitchen minus the large expense of totally purchasing new cabinets or refacing them.

With a professional painter who has done many sets of cabinets, professional products and the proper preparation of the surfaces you can be assured your project will turn out the way you want and expect.

Painting kitchen cabinets is the hottest thing right now because it can save so much money, good quality kitchen cabinets are not inexpensive, there is no way to match the cost of painting compared to buying a new set unless you purchase very inexpensive cabinets and then you will have issues of them holding up down the road.

Typical costs of painting your kitchen cabinets can range from $1750 all the way up to $5000 and more depending on the number of doors and drawers, unique pieces such as wine racks, glass fronts or other items as well as the number of colors you are requesting.

It all starts with the estimate, when choosing a painting company to do your work you want one who has done a lot of these, this is not the "let's find the cheapest painter" type of estimate. Your cabinets need to be prepared correctly and they are all different, different types of wood, finishes, all requiring a unique process. I have been in the painting stores watching painters ask the person behind the counter how to paint kitchen cabinets, you do not want that in this case.

Many things can happen with a bad job such as peeling (not chipping) hard to wash surfaces and uneven finishes (sheens) 

With chipping we have to have realistic expectations, we are painting your cabinets and although we use very good products no paint can withstand abuse such as wood rubbing on wood, high use areas such as corners being hit, they will knick and chip but the best thing about this whole process is you can touch them up easily. Hopefully, your painter left you to touch up paint, there is no need to pay someone to come out and do this unless you simply do not have enough time. with a small foam brush or roller corners can easily be touched up.

You do not have to be scared of this process, for a few days of minimal disruption you can have an entirely new kitchen for a very affordable price tag.

We are asked all the time how to get a kitchen cabinet estimate and this process cannot be easier.
I have attached a video below explaining this entire process.

Gone are the days of having to wait around for someone to show up, give you a song and dance on how great their company is and then they try to usell you on other services.

All we need is for you to fill out our information form along with a few pictures and the count of the door and drawers and we can have a price over generally the same day.

How much easier can it be?

Once we send the price over, all you have to do is click accept, we will send a deposit request over and get your project scheduled as soon as possible.

If you're having other work done we suggest you get that work done first to avoid any damage or added costs touching up other people's work.

Epoxy Floor Easton,Pa Full Flaked

We recently completed this fully flaked epoxy garage floor in Easton, Pa

This project started with cleaning the concrete as it had oil and other car fluids on it. It is important to do this before you do anything else to the concrete.

After cleaning we used a diamond grinder to properly prepare the concrete for adhesion of the epoxy. Once we cleaned the floor we applied a polyurea/polyspartic product along with a full broadcast of epoxy flakes to the epoxy.

After that step we let the product dry and we removed the extra flakes, cleaned the floor again and applied a clear coat to the entire surface. Needless to say it turned out amazing and the client was thrilled and left a video review for us.

When I say please be at your estimate there are many reasons why but expectations of the final product are one of the top reasons for sure.

I know in my house or really in any relationship you have we all have different opinions and things that are important to us and some things that are not important.

So many decisions in your home are done together to make sure both people are happy with the end result and the decision being made, whether that is a new dog, a new car, or new furniture the person or people who will be living with the decisions should be part of that process.

No more important is the decision when you are hiring a service such as a painting contractor

One issue we sometimes see is I have done an estimate let's say for the husband, he walks me through the house and shows me the work being done, the only issue is he could care less on the final appearance and only wants a color change.

He never explained his wife really is the one who this is very important to and will be judging the final work.

Why is this bad?

This can be disastrous to your project because no expectations were ever mentioned so it was estimated for a basic color change, minimal patching and a quick repaint project.

When the project starts the other partner expects the walls to look brand new, ultra-smooth even though they are not currently that way.

And so it begins

This is where it can all go south, you can have an angry spouse who doesn't think the job is the quality they expected although it really is what was explained on the estimate, they weren't there though and trying to explain this is what they asked for is a mute point now because it will only get worse. So you end up spending more time on a project, extra hours spackling and patching or extra coats of paint.

The walkthrough

This is where you can end any of these issues, do a pre-job walkthrough and fully explain to everyone how the project will be done, what to expect and what the final appearance will look like. What you can do and cannot do. Make it a point and requirement everyone is there and why they should be there. If they cannot be at the estimate or the pre-job walkthrough I know it sounds tough but they should not be communicating with you once the job starts.

It takes clear and direct communication to achieve this, if you're afraid to tell them the truth or be direct it can only get worse from here. Yes, you may upset a few people but reflect back on the estimate when they could not be there for the most important part of the job.

The relationship

This can happen in any form, it could be the wife or girlfriend not there or vice versa or on a commercial project they typically have a secretary walk though who has no say in anything once the job starts and along comes someone else who knows nothing about the conversations we had long before the job starts. Address this issue right away or be prepared for a long, tough project
