How much will an epoxy garage floor cost me?

An epoxy floor for your garage can dramatically change the look of your space plus adding protection and safety through anti-slip additives. But how much will this really cost?


There are many factors that will go into your pricing and for simplicity sake, we will assume your hiring a professional company that does floors every day.

Using professional epoxy coatings

It is not advisable to use a painter with little experience or have your contractor do it (a jack of all trades)

A professional epoxy floor can be between 15-20 mills
A typical residential 2 car garage between 400-450 sq ft will be normally between $5.50-$12 a sq ft depending on what system you may be getting
To remove a coating add another $1-3 a sq ft

With all the conflicting information out there about the dos and don’ts of flooring installation, it can be difficult to choose the best floor option for your residential, commercial or industrial space. Perhaps one of the most controversial of the floor choices is epoxy floors. 

Epoxy coating is becoming a more and more popular choice for not only industrial and commercial properties, but for residential spaces as well.

 Epoxy coating is made up of a two-part mixture consisting of resin and a hardening agent. This mixture is then evenly distributed over well primed concrete, wood, tile or a variety of other surfaces you may find in a residential, commercial or industrial space. 

Once the mixture is properly applied, a chemical reaction occurs creating a bond to the floor making it incredibly durable, long-lasting, slip resistant and easy to wipe clean! 

Seems too good to be true, right? Let’s analyze some of the rumors swirling around out there about epoxy floors and we’ll let you be the judge.


“Epoxy Floors are only for large industries and wealthy folks. There’s no way I could afford that.”

Okay, we’ll admit, epoxy floors can be pretty intimidating considering their upscale look and incredible durability. But just because they offer these benefits and that sought after WOW factor doesn’t mean they are unattainable. 

As we previously noted, epoxy floors are long-lasting which means you won’t be shelling out tons of cash for repairs and maintenance. 

When you look at this as a long-term investment you’re actually saving money in the long run; Not to mention increasing the value of the property. When you do your research you’ll find that epoxy floors are also significantly more cost effective than other floor types. 

The problem people will often face is that they decide on a cheaper flooring solution which inevitably requires more maintenance and repairs. You end up paying more over time. 

Think of it like shopping at Costco. It might seem steep to pay $19.99 for paper towels, but it’s a whole lot nicer to not have to go running back to Walmart in a week for more and paying double for even less rolls.




“Who needs epoxy? I’ll just apply paint to the floors. It’ll look the same and cost way less!”

Paint just doesn’t live up to epoxy’s ability to bond to the substrate making it a very costly mistake to apply instead of epoxy. 


“I’ll just save my money and install the epoxy flooring myself! What could go wrong?”

It may be tempting to skip out on the labor costs of epoxy floor installation and just do it yourself with the help of the many DIY YouTube videos out there, but let us stop you right there before you go making a VERY costly mistake. I know what you’re thinking.

Introduction: the Benefits of an Epoxy Flooring in Your Garage

An epoxy floor for your garage will not only beautify the space.

Pre-work you need to do before installing your new epoxy floor

Preparing your floor for an epoxy floor

Preparing your floor takes an expert in concrete coatings.

Without the proper preparation, epoxy can fail, peel off, crack and more.

Proper prep generally is cleaning and degreasing the floor.

If their is an existing epoxy floor installed in most cases it will be removed by diamond grinding the concrete.

This is to remove the coating and make the concrete floor a little rough for the application of your new epoxy floor.



Once grinded, patching will occur if requested or needed, hairline cracks, divots and rougher surfaces will be patched. using a special patching material that can be grinded almost right away.

After patching, the floor patches will be grinded smooth and now it is time for the real work to begin.

Areas where epoxy will not be applied will be covered and protected.

After that it is time to mix the epoxy , epoxy usually comes in a two part mix.

The proper time and speed of mixing is important to reduce any bubbles that may occur in the coating.

It still may happen but they are easily corrected the next day.

Another way to reduce bubbles is to spray the floor with alcohol or use a special spiked roller.

Once the epoxy is mixed the correct time , it will be applied by pouring it out of the bucket, it is imperative to get it out of the bucket as soon as possible.

When epoxy is left in a bucket it will cure a lot faster than when poured out on the floor.

Once poured out an epoxy floor installer will typically use a squeegee to spread the material out while another person back rolls it to evenly spread out the epoxy.

Once rolled out evenly, they will throw flakes into the epoxy in either a random, partial manner or a full flake floor.

Full flake means you will not see any epoxy color, only the flake.

A partial flake epoxy floor means you will see the epoxy, with flake “peppered” around the floor

Some also opt for a solid epoxy color without flake.

Once your epoxy is applied and flake added, they floor needs to cure, this can be between 4-24 hours.

After this time a durable clear protective coating is added.

Once this is rolled on, you can typically go back on your garage floor in 24 hours.

How much is an epoxy garage floor

The cost of an epoxy floor can vary greatly

This is due to the amount of prep needed, how much patching and grinding

Also the cost of materials are always rising it seems.

To have a durable , long lasting floor you want to use high quality epoxy products.

These typically will not be available at your local paint store and available only to contractors.

Your basic epoxy floor with only a solid color can start at $1800m for a two car garage and go up from there depending on the prep needed and amount of floor space to be coated.

A two car flaked floor can start around $2500 and go up to $7500 or more depending on the size of the project.

As you can see, when getting pricing for your potential epoxy floor, price is not the sole factor.

An experienced crew who has the years of training, knows what to do when something goes wrong and can prescribe the right application for your floor is most important.

Painting of a Farmhouse

Ryan Amato Painting recently completed a beautiful farmhouse in Riegelsville, Pa.

An interior painting project that needed the utmost preparation because all surfaces must be clean and free of dust and paint splatter.

Preparation

So Ryan Amato Painting carefully prepared all the walls for the high end paint from Benjamin Moore

They spackled any dings and dents in the walls, carefully and thoroughly inspected the walls for any signs of cracks or failing paint coatings that were evident.

After this they sanded any spackle using fine sandpaper, this is to reduce any dust, because being preventative is easier than cleaning.

All spackle was spot primed using a top quality interior primer so a proper finishes are achieved.

Because to achieve that ultra smooth finish desired with a high end painting project, proper application is a must.

Inspection

After both coats were applied and allowed to dry the lead painter inspected the walls for any deviations or touch ups needed.

Then the lead painter is to walk with the client to make sure any touch ups needed or concerns are addressed right away.

After this process was completed, a quality assurance form was mutually signed, so both the lead painter and homeowner have approved the work to 100% satisfaction.
